Overview and Investment Strategy |

BAF Associates, Inc.’s investment strategy is value driven. Our
track record and experience in the real estate world has
translated into a successful program of acquiring under managed
and overlooked quality investment properties. BAF’s knowledge
and capability focuses on sourcing, meticulous underwriting,
financial and tax structuring, and negotiating the purchase of
income producing real estate. We focus on acquiring, under
performing, but fundamentally sound properties in strong
locations, within submarkets with favorable attributes. We
invest in properties that have a realizable and realistic
potential, which when coupled with conservative underwriting,
lead to value maximization and a high likelihood of success. BAF
achieves growth in value through an entrepreneurial management
style, creative deal structuring, strategic thinking, and a can
do attitude. Before undertaking an acquisition we thoroughly
evaluate the cash flow, current and historical financial
statements, environmental and engineering, deal structure, and
the likelihood of the potential for appreciation. |

BAF acts as both investor and active owner. As an active owner we
fill the role of asset manager and redeveloper. Our hands-on
asset management team proactively manages properties and
actively performs preventive maintenance in order to minimize
expenses and maximize profits which contribute to higher than
market returns. To maximize value, we have aligned ourselves
with superior third party property management companies. |

BAF currently has a presence primarily in multi-family properties;
as well as passive involvement in industrial and office
properties. By remaining small, having an uncompromising focus,
and commitment to excellence, we believe that the firm is well
positioned to thrive in the current real estate environment. |

The Alliance for Affordable Housing, Inc. is a 501(c)(3)
non-profit organization approved by the IRS that the firm’s
principals created in order to capitalize on opportunities to
develop and renovate low and moderate rental housing. Our focus
is in the Washington DC, New York City, and Florida areas, but
will consider deals throughout the country. |
